Laborers:
Smyth Property Management, LLC is a general contracting firm working in the REO industry. We have been around since 2001. We perform moving and storage services, cleanouts of vacant properties, yard work, and complete rehabs of vacant houses.
The applicant for the laborers position must be in good physical shape with no physical limitations. Job will consist of heavy lifting, working outside in summer and winter. Applicant will get exposure to working with mechanics and helping in the remolding process of vacant residential houses, yard cleanups, moving and packing services. There is room for advancement. Drivers license is not required but preferred.
Hours are from 7am to 3:30 pm M to F. with overtime.
Salary is $15.00 to $17.00 per hour plus paid holidays, vacation, and sick time.
Mechanics:
Smyth Property Management, LLC is a general contracting firm working in the REO industry. We have been around since 2001. We perform moving and storage services, cleanouts of vacant properties, yard work, and complete rehabs of vacant houses. Maintenance and repair work on rental units throughout south jersey.
The applicant will need a valid drivers license and a clean driving record. Experience in home remolding is required. With the ability to be able to install and finish drywall, finish carpentry, kitchen and bath remolding, siding repairs, and roofing repairs. The successful applicant will be self motived, problem solver, be able to work well with others, and have good communication skills.
Hours are M to F 7:00am to 3:30pm with overtime.
Salary is $20.00 to $26.00 per hour plus paid holidays, vacation, sick time.

Property Cleanout in Jackson Township, New Jersey

Symth recently completed a property cleanout in Jackson Township New Jersey. Smyth Property Management is capable of providing cleanouts for our clients. When we are performing property cleanouts, we recycle everything we can. Good furniture and housewares are set aside and donated to the needy, all hazardous waste (paints, solvents, oils, etc.) are taken to the appropriate county recycling center. Metals are separate out, tires, and anything else that can be recycled.
Having done these for over 20 years we have established good relationships with non profits where we can donate clothing housewares, and good furniture to help others.
Not only to we provide the property cleanout, we do a complete sales clean, which includes appliances, cabinets, window sills, windows, floors, bathrooms, kitchens, all horizontal surfaces, and removal of all cob webs. Presently we disinfect all doorknobs, light switches, counter tops, bathrooms. All light bulbs are checked and replaced if needed.

Smyth recently completed a condo remediation and rehab job after a fire. This unit was damage by fire and how to be totally gutted. Smyth Property Management, LLC was hired to do all repairs. We worked with the insurance adjuster to make sure all needed repairs were included. When we all agreed on the repairs needed our architect prepared a full set of construction documents including, electrical, heating and air conditioning, and plumbing.
Once this was completed we were able to submit for permits from the township.
The scope of work for this project included 50% rewire of the entire unit, new electric baseboard, insulation, drywall, new kitchen, kitchen applianaces, flooring windows, doors, trim, bathroom fixtures, and upgraded led recessed lights.
When getting involved in repairing older projects like this one of the issues you run into is how the new building codes affect the existing conditions. We worked closely with the local township construction department to identify all the issues a head of time to make the project run smoothly.
Throughout the condo remediation project we worked with the owner in coming up with color schemes, kitchen layout, cabinet and counter top choices, flooring options. This owner elected to leave the kitchen flooring which presented a problem where there was a wall removed. We could not located this floor tile to properly patch the floor. We were able to very carefully remove some tile in the area of the kitchen cabinets and use that to patch floors.

Smyth recently completed repairs at Oxford Village Condominums in Egg Harbor Township, New Jersey after a vehicle collided with one of the units there. We were called to this unit over the weekend after a car had jumped the curb and ran through the front wall. As you can see there has been extensive damage to wall affecting the structurally stability of the unit above. Luckily, no one was in the room at the time of the accident or things could have been much worse.
The first order of business at Oxford Village Condominums was to shore up the 2nd floor unit and have it inspected by the construction official. This was completed and inspected immediately allowing the 2nd floor tenant to move back in the next day.
After this was competed we made a full evaluation of repairs needed and worked with our architect in preparing a set of construction documents to be submitted for permits. It was determined that the front brick façade would need to be removed all the way over to the doorway, 75% of the exterior wall framing would need to be replaced. The 2nd floor was jacked up approximately 2 inches. New drywall, insulation, trim and flooring was installed. Both front rooms were painted and we also repainted at our expense the entire hallway for the tenant.
Dust protection in the unit was very important as the tenant moved their belonging into the living and dining room areas. We erected temporary dust protect to keep all the belonging and the other rooms free of construction dust.
Smyth Property Management worked closely with the tenants of Oxford Village Condominums in choosing flooring options and paint colors. We also worked with the condo association in matching the brick veneer.
Once the insurance settlement was agreed to the work was completed in 3 weeks and tenant were back in there unit.
Southampton Rehab

This house was purchased by the Smyth Property as an investment to flip. The house needed major repairs throughout as well as extensive clearing on the outside. We brought in our architect to redesign the interior with an open concept plan.
The work included, a new roof, all new windows, exterior doors, exterior paint, tree removal, new patio, new heat and a/c, completely new kitchen, 2 new baths, all new flooring, paint interior doors. The property was completed in mid-September and sold in 6 weeks.

This property was done for a client out of Chicago. The house was in fairly good condition but just needed some updating. The biggest project on this house was the design and installation of the new septic system. The house did receive roof repairs, new painting, laminate flooring on the 1st floor, and new carpet on the 2nd floor.
Home Rehab in Jackson, NJ

This Condo was in fair condition but needed a refresh to ensure it would sell for top dollar. We made some repairs to ensure the client could get a CO and that it would be FHA compliant. In addition, we gave it a fresh coat of paint, new carpet, repair and refinish hardwood, replace appliances, and some fixtures. As well as numerous small items. This whole rehab was completed for under $12,000.00 and helped to achieve our clients top dollar for the property.
